What Burnaby’s new zoning means for your lot

Under BC’s small-scale multi-unit housing law, Burnaby now allows up to four homes on most lots that were zoned for single-family homes, and up to six on qualifying lots near frequent transit. In late 2025 the City lowered the maximum height to three storeys, reduced the floor area and lot coverage you can build, and raised parking requirements.

In practice, that means the best design for your lot depends on its size, shape, trees and location, and on which rules apply at the time you apply. We check all of this before you spend money on drawings.

Did Burnaby change the rules in 2025?

Yes. In October 2025 the City reduced the height, floor area and lot coverage allowed for these projects and increased parking requirements. We design to the rules in force when you apply.

Can I sell some of the units?

Units can often be strata-titled and sold to help fund the project. We’ll explain the options for your lot.
