Coquitlam’s new small-scale housing rules

BC’s small-scale multi-unit housing law requires cities to allow more homes on lots that used to be for one house. Coquitlam has created new small-scale residential zones that allow duplexes, triplexes, fourplexes and other multiplexes on most eligible lots, with parking requirements that depend on the size of each unit. Lots near frequent transit may allow more.

The details differ from lot to lot, and the City continues to adjust its bylaws, so we always check your address against the current rules first.

Duplex

Two homes on one lot. Live in one and rent or sell the other, or build with family.

Triplex and fourplex

Three or four homes, the most common way owners are using the new rules.

What affects your project

Lot size, slope and shape

Many Coquitlam lots are sloped, which affects foundations, access and how many homes fit well.

Parking and access

Coquitlam’s parking rules are tiered by unit size, so the unit mix changes how many spaces you need.

Trees and servicing

Protected trees, storm water and utility upgrades can move the budget more than the building itself.

Selling or renting

Whether you plan to strata-title and sell or keep the units as rentals shapes the design and the financing.

Coquitlam multiplex questions

How many homes can I build on my Coquitlam lot?

Most lots that were zoned single-family can now have up to four homes, and lots near frequent transit may allow more. Send us your address and we’ll check what applies.

Do I need to rezone?

On many eligible lots the new small-scale zones already allow multiplexes, so a rezoning may not be needed. Some lots and larger projects still need one. We’ll tell you which applies to yours.

How long does it take?

Permits come first and vary by project. Construction of a duplex or fourplex usually takes about a year or more. We give you a realistic schedule after reviewing your lot.
