“How much will a laneway house cost me?” is the first question almost every Burnaby homeowner asks us. The honest answer is that a laneway house is a small custom home, and the price depends on your lot. But you shouldn’t have to guess, either. Below is a realistic 2026 budget, line by line, including the Burnaby-specific costs that many online guides (most written for Vancouver) leave out.
Burnaby laneway homes in 2026: the rules that shape the cost
- Burnaby no longer runs a separate laneway home program. Laneway and backyard homes are now built under the R1 small-scale multi-unit housing zone, and a lane is not required.
- Since the late-2025 changes, a rear building is limited to 2 storeys (7.5 m with a sloped roof, 7.0 m flat). It must be at least 1.5 m from the lane and 6 m from the front building.
- A laneway home counts toward your lot’s unit limit (up to 3, 4 or 6 homes depending on lot size and transit). See our guide: How many homes can I build on my Burnaby lot?
- New homes must meet Burnaby’s zero-carbon requirement, which in practice means a heat pump and electric hot water.
Line-by-line budget
These ranges come from published 2025–2026 Metro Vancouver builder estimates and our own experience. Burnaby fees are from the City’s published rates. Treat them as planning numbers, not a quote.

The five things that move your number the most
- Size and storeys. Per square foot, small homes cost more, because the kitchen, bathroom and services cost about the same whatever the size. Two storeys can be better value than one if your lot allows it.
- Servicing. How far water, sewer and power must run from the street, and whether your hydro service needs an upgrade.
- Site conditions. Slope, soil, groundwater, access for equipment, and protected trees. Burnaby requires a permit and 1 to 3 replacement trees for each protected tree removed.
- Finishes. Cabinets, flooring, tile and fixtures can swing the budget by tens of thousands of dollars.
- Doing it together. Building a laneway home at the same time as a new main house or duplex shares site, servicing and permit costs, and often lowers the cost of each home.
How long does it take?
Plan on roughly 12 to 22 months from permit application to moving in for a typical laneway home in Metro Vancouver. That covers design, permit review and about 8 to 12 months of construction. Burnaby offers pre-application reviews and an online permit portal, and complete, well-prepared applications move fastest.
Will it pay for itself? Rent in Burnaby
According to Rentals.ca (July 2026), average asking rents in Burnaby were about $2,159 for a one-bedroom, $2,802 for a two-bedroom and $3,270 for a three-bedroom. Burnaby rents have come down from their 2024 peak, so run your numbers with current rents, not old ones. A two- or three-bedroom laneway home usually rents best to families.
Financing and incentives in 2026
- CMHC secondary suite refinance: since January 2025, owner-occupiers can refinance up to 90% of the home’s value after improvements (to a maximum of $2 million, 30-year amortization, up to 4 units) to add a suite or laneway home. Approval is needed before construction starts. Ask your mortgage broker.
- BC Secondary Suite Incentive Program: this provincial program is closed. It stopped taking applications after March 30, 2025.
- GST rebates: the 100% GST rebate for purpose-built rentals does not apply to a single laneway home, because it needs at least 4 units. The standard New Residential Rental Property Rebate phases out between $350,000 and $450,000 of fair market value, so most laneway homes in Burnaby won’t qualify. Check with your accountant.
